PLEASE READ THE DESCRIPTIONS BELOW CAREFULLY BEFORE ORDERING.  EACH DIFFERENT REPORT REQUIRES A SEPARATE FEE AND NO REFUNDS WILL BE MADE AFTER THE DOCUMENTS ARE DELIVERED.  CLICK ON THE LINK THAT BEST DESCRIBES THE TYPE OF CERIFICATE YOU ARE LOOKING FOR.

Certificate of Assessment - COA:  (a.k.a. Refinance Letter)  This Report is normally used by closing attorneys or escrow companies and shows the association and management fees due at closing as of the date and time stamp shown on the Report.  No association documents (governing documents, budget, minutes, etc.) are included with this report.  The Cost for this Report is $175.00.

Lender Report: (a.k.a. Condo / HOA Questionnaire)  This Report is used by lenders to underwrite a mortgage for a home in an Association.    It includes a complete set of association documents along with insurance, occupancy and other underwriting information.   The Cost for this Report is $175.00.  If you require your forms to be filled out, add an additional $50.00.  You have the option to mail a check for $50.00 and include your questionnaire, or state that this is a Rush Order, which will charge the $50.00 and fax your questionnaire to 843-652-7258.

Disclosure/Resale Report:  (a.k.a. Resale Package or Buyer's Package)  This Report is normally purchased by the seller or the seller's agent and given to the buyer or buyer's agent, per the requirements of state statutes.  It contains important consumer information about the association and the home and includes copies of the association documents such as the budget, declaration, covenants, and bylaws.  The information in the Disclosure/Resale Report may be updated within 90 days of the date it was originally ordered by purchasing an Update Report (see below).  If the original Disclosure/Resale Report is more than ninety days old, then a new Disclosure/Resale Report must be ordered.    The Cost for this Report Package is $200.00.

Update Report for Previous Disclosure:  This report is used to get updated Disclosure information, at a reduced price, when the sale of the home has been delayed.  Documents, budgets, etc., will not be provided unless that information has changed.  An Update Report can only be ordered if a Disclosure/Resale Report has already been ordered for the home within the past 90 days.    The Cost for this Update is $50.00

Things to remember: 

�          Orders will NOT be processed without an anticipated closing date.

�          We require 3-5 business days to process your request and send your order. 

�         "Rush" service, with delivery the next business day, is available for an additional fee. 
            If "rush" service is desired, you MUST select that option at the time the order is placed.

�          Each report bears a date and time stamp, and K.A. Diehl will NOT be responsible for
           changes that occur after that date and time.

How to Order

• All orders for resale documents must be paid in advance by credit card. 
• We accept MasterCard, Visa, and debit cards bearing the VISA logo.
• No refunds will be made after the documents are delivered.
• You will need to know the exact street address of the home, including unit number, if applicable.
